What areas do you provide property management services in?

Damon Wofford Realty provides property management services throughout the Jackson, Mississippi metro area, including Jackson, Ridgeland, Madison, Gluckstadt, Brandon, Pearl, and Flowood.

What types of properties do you manage?

We manage single-family homes, condos, and select commercial properties throughout Central Mississippi.

What services do you provide for property owners?

We handle marketing, tenant screening, lease management, rent collection, maintenance coordination, inspections, project oversight and full renovations.

How do you screen tenants?

Our tenant screening process includes credit checks, criminal background checks, rental history verification, employment verification, income review, and sex offender screening. We also personally meet applicants during the showing process before approving tenants.

How quickly can you rent my property?

Timing depends on pricing, condition, and market demand, but properly marketed properties often lease quickly.

Do you handle maintenance requests?

Yes. Tenants can submit maintenance requests, and we coordinate all repairs with trusted vendors.

How are owners paid?

Owner distributions are are sent out at the end of each month along with the full accounting statement.

What happens if a tenant stops paying rent?

We follow the lease agreement and applicable state laws regarding notices, communication, and eviction procedures if necessary.

Can I still approve tenants?

Yes. Some owners prefer final approval, while others prefer fully hands-off management.

How long have you been managing rental properties?

Damon Wofford Realty has been managing rental properties full time since 2006. Property management is a core part of our business, not a side service.

 

How do you market rental properties?

We use a comprehensive marketing strategy that includes MLS exposure, Zillow, Trulia, Realtor.com, social media marketing, professional photography, YouTube video tours, email marketing, and signage when appropriate.

 

Do you provide maintenance services for rental properties?

Yes. We coordinate all maintenance requests using our in-house maintenance staff and trusted local vendors. Owners receive detailed invoices and updates through the online owner portal.

 

How often do you inspect rental properties?

We perform detailed inspections every six months and also conduct additional inspections when maintenance requests are submitted. Inspection reports and photos are uploaded to the owner portal for transparency.

 

How are rental proceeds paid to owners?

Rental proceeds are distributed electronically before the last business day of each month after expenses and maintenance reserves are accounted for.

What property management software do you use?

We use Buildium property management software, which allows owners and tenants to access statements, maintenance requests, leases, reports, and payment information online 24/7.

 

What are your property management fees?

Our property management fees are performance-based and typically range from 9–10% of collected monthly rent, with separate setup and leasing fees depending on the property.

 

Do you offer tenant placement services only?

Yes. We can help property owners with tenant placement services that include marketing, showings, tenant screening, lease preparation, and move-in coordination.

What happens if a tenant stops paying rent?

We handle lease enforcement, notices, court filings, and eviction coordination when necessary. If a tenant placed by our company defaults within the first six months, we will place a replacement tenant at no additional leasing fee.
