Tenant FAQ

How do I apply for a rental property?
You can submit an application online HERE  once you find a property that fits your needs. Applications are reviewed based on income, rental history, credit, background checks, and other qualifying factors.

 

Is there an application fee?
Yes. Application fees help cover the cost of credit, background, and rental history screenings. Fees are non-refundable once processing begins. We do not charge the application fee until the prospective tenant instructs us to move forward with their application.

 

What documents will I need to apply?
Applicants should be prepared to provide a valid photo ID, proof of income, employment information, and rental history information.

 

How much income do I need to qualify?
We require that you can verify 3.5 times the monthly rent in gross income. This can be from combined income with another applicant.

How long does application approval take?
Most applications are processed within a few business days, depending on how quickly employers, landlords, and other references respond.

 

Do you allow co-signers or guarantors?
Some properties may allow co-signers or guarantors. Contact our office to discuss your specific situation.

 

Are pets allowed?
Pet policies vary by property. Some homes allow pets with additional deposits, fees, or restrictions, while others do not permit pets.

Do you require renter's insurance?
Yes. Renter's insurance is required and helps protect your personal belongings and liability exposure.

How do I pay my rent?
Rent can be paid through the tenant portal using ACH or credit card. The portal also provides access to payment history and account information.

 

When is rent due?
Rent is due on the 1st of each month and considered late on the 4th of the month. 

 

What happens if my rent is late?
Late fees and other lease enforcement procedures may apply according to your lease agreement and applicable law.

 

How do I submit a maintenance request?
Maintenance requests can be submitted through the tenant portal, by email, or through the maintenance contact information provided by our office.

 

What should I do if I have a maintenance emergency?
For emergencies involving safety, water leaks, fire, gas issues, or major property damage, contact emergency services when appropriate and then follow the emergency maintenance instructions provided by our office.

 

Am I responsible for changing air filters and light bulbs?
Tenant maintenance responsibilities are outlined in the lease agreement and include routine items such as replacing light bulbs and air filters.

 

Can I paint or make modifications to the property?
Any alterations, painting, or improvements generally require written approval before work begins.

 

How much notice is required before moving out?
A 60 Day written notice is required before moving out.

How can I get my security deposit refunded?
Return the property in good condition, complete all move-out requirements, provide a forwarding address, and comply with the terms of your lease. We try and expedite this process as quickly as possible.

When will I receive my security deposit accounting?
Security deposit processing is completed according to Mississippi law and lease requirements after move-out inspections are finished. We do our best to return the eligible funds as quick as possible.

Can roommates be added or removed from the lease?
Changes to lease occupants require approval and may require additional screening and documentation.

 

Can I sublease the property?
Subleasing is not allowed with any of our properties.

 

What utilities am I responsible for?
Utility responsibilities vary by property and are detailed in your lease agreement.

 

How do I access my tenant portal?
Tenant portal login information is provided during move-in and can be used to pay rent, submit maintenance requests, and access lease documents.

 

What should I do if I lock myself out?
Contact our office for lockout procedures. Fees may apply depending on the circumstances and time of day.
