 Setup Fee: $100 per property

• Full walkthrough inspection & maintenance recommendations

• Coordination to turn on all utilities in the company name while house is vacant

• Tenant setup (if occupied), lease review, onboarding for tenants onto our online portal, maintenance request coordination

• Professional photography included, with full access to photos

 Leasing Fee: $850 Flat Fee

• Covers marketing, virtual tour, website listings, email promotions, showings, tenant screening, and lease preparation

• Manager will check on the property weekly while vacant

• Ensures the property complies with city ordinances and passes required inspections

• Charged after security deposit collection

 Management Fee: 10% of Monthly Rent

• Charged only when rent is collected

• Covers all maintenance coordination, tenant requests, accounting, and owner disbursements

• Includes maintenance oversight and cost-saving strategies to reduce supply and labor cost

• Owner portal access with daily updated accounting, access to all documents and reports

• 1099 Reporting and Yearly Rental Owner Statements Provided

 

 Lease Renewal Fee: $200

• Covers document preparation, rental rate negotiations, and property inspection.

• Property Condition and Broker's Price Opinion at no additional cost

 

Project Oversight Fee: 10% of project cost (for jobs exceeding $1,500)

• Covers recommendation, coordination with contractors or sub contractors, daily or every other day visit to the job site for quality control.

• Photos and Video progress provided to owner at no additional cost.

• Exception: No fee for roofing or HVAC replacement

 

Tenant Guarantee:

• If a tenant placed by company defaults within the first 6 months, a new tenant will be placed at no additional leasing fee

 

Court Cost Representation:

• Manager will handle eviction proceedings and collections at no additional cost if the tenant is placed by the manager (rent collection is not guaranteed)​
