Because of our property management company, we work every day with high quality, cost-efficient vendors and contractors. That means when your inspection report comes back, we are not guessing. We can quickly get realistic quotes, prioritize repairs, and often save you thousands compared to hiring a random contractor off the internet. For larger projects, we also have trusted contractor contacts for full renovations and bigger upgrades.

Strategy and planning

We start with a conversation about your goals, price range, preferred areas, timeline, non-negotiables, and “nice to haves.” If you are financing, we will talk about getting pre-approved so you’re ready to make a strong offer when the right home shows up.

We set up targeted searches using the MLS plus our local network, so you are seeing what actually matches your criteria instead of endlessly scrolling. For investors, we will look at rent potential, maintenance, and long-term performance, not just list price.


Property tours with a critical eye

When we tour homes, I am looking at condition, age of roof and systems, layout functionality, and potential repair costs. I will point out both the good and the concerning – from foundation cracks to signs of deferred maintenance – so you are going in with eyes wide open.


Pricing and offer strategy 

I will prepare a market analysis so you can see what similar homes have actually sold for, not just what sellers are asking. From there, we will build an offer strategy that fits the property and the current market – including price, timing, contingencies, and other terms that can make your offer stand out without overpaying.


Negotiation and contract management

Once we write an offer, I negotiate directly on your behalf. I handle the back-and-forth, explain your options clearly, and keep the paperwork, deadlines, and contingencies on track so nothing slips through the cracks.


Inspection, repairs, and vendors

After your offer is accepted, we line up inspections and walk you through the results. This is where my property management background really helps. We will talk about what must be addressed now, what can wait, and what might be a deal breaker. Then we can bring in our in-house vendors and trusted contractors to price repairs or improvements and negotiate accordingly.


Closing and beyond

We coordinate with the lender, closing attorney, and all parties to get you to the closing table. After closing, we are still a resource, whether you need a handyman, a roofer, or someone to manage the property if you decide to turn it into a rental down the road.
